Land Surveying Services

Boundary Survey

A survey for the purpose of locating the corners, boundary lines and/or easements of a given parcel of land. This involves record and field research, measurements, and computations to establish boundary lines in conformance with the Professional Land Surveyors Act.

Topographic Survey

A survey locating topographic features (natural and man made) such as buildings, improvements, fences, elevations, trees, streams, countours of land, etc. This type of survey may be required by a governmental agency, or may be sued by engineers and/or architects for design of improvements or developments on a site.

A.L.T.A. Survey

A survey made for the purpose of supplying a title company and lender with survey and location data necessary for issuing American Land Title Association or Extended Coverage Title Insurance.

Aerial Photo Control

The establishment of monuments with precise horizontal and vertical position for use in aerial mapping.

Parcel Map

A recorded map used to illustrate a division of land or commonly-known "lot split." It does not constitute a tract, and it is restricted to the breakup of not more than four residential parcels.

Tract Map

Under the requirements of the Subdivision Map Act, a map that subdivides large parcels of land into smaller lots of marketable title. Lots sold using tract number/name, block number/name, and lot number/name offer the simplest kind of deed description and maximum information.

Records of Survey

A survey prepared and sealed by a Licensed Land Surveyor identifying the boundaries of land and real property, and the location or placement of other improvements.

Lot Line Adjustment

As provided by Map Act Section 66412(d), a lot line adjustment relocates one (1) or more lot lines between two (2) or more existing adjacent parcels, where land taken from one (1) parcel is added to an adjacent parcel and where no more parcels are created than originally existed.

Construction Staking

Providing ground information to define the horizontal and vertical location of buildings, roads, utility lines, plantings, site grading, etc.

Anchor Bolt Survey

Checking the precise location of anchor bolts pre and post pour used for structural steel erection.

Elevation Certificate & L.O.M.A.   Application

The National Flood Insurance Program (NFIP) Elevation Certificate is an administrative tool of the NFIP which is to be used to provide elevation information necessary to ensure compliance with local, community floodplain management ordinances, to determine the proper insurance premium rate, or to support a request for a Letter of Map Amendment (LOMA) which removes the lot in question from the flood map.

Right-of-Way & Easement Dedication   Documents

A right-of-way is a strip of land that is granted, through an easement or other mechanism, for transportation purposes, such as for a trail, driveway, rail line, or highway. A right-of-way is reserved for the purposes of maintenance or expansion of existing services with the right-of-way.

Legal Descriptions

The geographical description of a real estate property for the purpose of identifying the property for legal transactions. A legal description of the property unambiguously identifies the location, boundaries, and any existing easements on the property.

Gift Deed

A document which transfers property from one party to another as a gift.


Leveling is the measurement of relative or absolute elevations. Using survey-grade equipment, extremely accurate elevations can be measured even across long distances.
